Saleable Area vs. Carpet Area

Saleable Area (also called super built-up area) includes your flat’s carpet area plus a proportional share of common areas such as lobbies, staircases, lift shafts, and building walls. This is the area typically quoted in marketing materials and used for pricing calculations.

Carpet Area is the net usable floor area within the walls of the apartment - i.e., the area where you can lay a carpet. As per RERA guidelines, carpet area excludes external walls, service shafts, exclusive balconies, and open terraces but includes internal partition walls.

For Sobha Trinity Hoskote, carpet area is estimated at approximately 70–75% of the saleable area. The exact carpet area will be confirmed in the RERA-approved plan.
